Where does Caliza Estates work?
Across Texas. We represent buyers and sellers in four metros: Austin and the Hill Country, Houston and the Gulf, Dallas–Fort Worth, and San Antonio and the south. Each has a dedicated specialist who knows the market street by street.
How do I start a search?
Use the search bar on the homepage to filter by location, type, beds, and price, or browse the full listings on the properties page. When something fits, send an inquiry from the listing and your assigned advisor will reach out.
Can you help me find an off-market property?
Yes. A meaningful share of luxury inventory never reaches the public market. Tell your advisor what you are looking for and we will draw on our private network to surface listings before they are advertised, if they are advertised at all.
Do you represent buyers as well as sellers?
We do. Buyer representation is a core part of our practice. Your advisor works in your interest through search, negotiation, and closing, and there is no cost to you to be represented in most transactions.

How do you price a property?
With a data-driven valuation backed by recent comparable Texas sales, current market conditions, and the specific details that set a property apart. We would rather price it right than price it high and chase the market down.
Can I sell my home off-market?
For the right property, yes. A private, off-market sale reaches a curated set of qualified buyers without a public listing, which suits sellers who value privacy. We will tell you honestly whether your property is a fit or whether a public launch would serve you better.
What does Caliza do to market a listing?
Professional photography and video, a tailored marketing plan, placement across the platforms buyers actually use, and direct outreach to our network and to agents with matching buyers. The plan fits the property, not a template.
How long does a luxury sale usually take?
It varies by market and price band. Your advisor will give you a realistic timeline for your property and your goals up front, and keep you updated as conditions move.
03Developments

Developments.

What are Caliza's signature developments?
New-build communities and estates we develop and stand behind, including Travis Heights Residences in South Austin, Llano Ranch Estates in the Hill Country, and Buffalo Bayou Lofts in Houston. Each has its own page with pricing, sizes, and amenities.
Can I reserve a residence before it is built?
Often, yes. Several of our developments release residences in phases, and early buyers can register interest or reserve a home before delivery. Use the register-interest form on the development page and we will walk you through the options.
Do developments come with a builder warranty?
Our signature developments include a builder warranty, and the specific coverage is detailed for each project. Your advisor will share the warranty terms alongside the floor plans and pricing.
Can I customize a new-build home?
Customization depends on the development and the phase. Earlier in a release there is usually more room to select finishes and, in some cases, adjust the plan. Ask your advisor what is still open for the residence you are considering.

Do you work with lenders?
We work alongside the lender of your choice and can introduce you to trusted mortgage and jumbo-loan professionals who know the Texas luxury market if you do not already have one.
How does closing work in Texas?
Texas closings are handled through a title company that manages escrow, title insurance, and the settlement. Your advisor coordinates the timeline, the documents, and every party so the handover is clean. We manage the complexity so you do not have to.
What costs should a buyer expect at closing?
Typical buyer costs include loan-related fees, title and escrow charges, and prepaid items like taxes and insurance. Your advisor and the title company will provide a clear estimate well before the closing date.
Are all your prices in US dollars?
Yes. Every price on this site is listed in US dollars. There is no currency switcher; Texas real estate transacts in USD.

How do I reach an advisor?
Send an inquiry from any property or development, use the contact page, or call our Austin office. We route your message to the specialist for your market and respond within one business day.
Is there a fee to work with Caliza as a buyer?
In most transactions, buyer representation costs you nothing directly. We are glad to explain how representation works for your specific situation before you commit to anything.
Can you help if I am relocating to Texas?
Relocations are a large part of what we do. Tell us where you are coming from and what you need, and your advisor will help you choose a market, understand the differences, and find the right home, often before you visit.
Where is Caliza based?
